I thought about doing some videos lessons where we pick a small market somewhere in the US and search the mls find 5 potential rental properties under say $150,000 run the numbers and pick the top 3 and why I think they’re the top 3. I graduated high school in the town of Chapmanville WV that had a population of less than 1,000 people and our county had 38,000 people total. I was faced with the same decision most kids faced in this area, coal mining, military or college. Luckily I was recruited to play football at Marshall University in Huntington, WV. After graduation my first job was as the 9-1-1 director in Logan County WV making $18,000 a year while the median household income was $21,800 in 1994. After 3 long years I got a raise from the county commission to $21,000. At that time the median income in Logan County was around $23,000. The local newspaper wrote articles for several weeks about my pay raise and how no county employee should get a, “raise like that.” They tried to discredit my reputation, diminish the efforts and sacrifices I made to build the best 9-1-1 center in the state of WV to take care of the people of Logan County. It was an eye opening experience for a guy that just wanted to work in emergency services for the rest of his life. I decided in that moment not to rely on people/politicians or anyone else to place limits on my worth or value. I decided to open my own brokerage in Chapmanville WV (Tri County Realty) in the mid 90’s and I haven’t had a “job” or a boss since then. I flipped my first house in 1999 and made $10,000 on a creative deal with a lease option after listening to a Ron LeGrand course on cassette tapes. That course gave me the knowledge and the nudge I needed to make the move to the investment side of real estate. Over my career of more than 30 years I’ve never had to rely on anyone, even an employer, to tell me what I’m worth or how much I can make. My driving force is my family, my integrity and my word.
