I use a Deal Analysis tool I created using AI. Then I use AI to load all the deals into a dashboard I created to track the results.
ADU - For STR
I live on unrestricted property that I am land banking. It is near a populated area, lake and National Forest in Texas. I am considering on building or buying a prebuilt building to STR or possibly rent out mid term. Does any one have suggestions or experience in this area? I would need to put a well and septic on the property unless I put it near my house which I am not sure I am willing to do. I have mini Hereford cows, Axis and Fallow deer on the property as well. I think it would be cool to put them near the pond and allow people to enjoy.

@Dion Talk Financial Freedom I have done a lot of construction and developing in the area and on my property. It all depends if you are in a city or some parts of the state has zoning. Where I am is completely unrestricted so I can pull permits for a few hundred dollars. If I was 5 miles down the road it would be a nightmare.

I sign today and close on the 10th on my first Chandler house. I have been trying for 2 years to get a good deal in Chandler. Finally after 4-5 months of really tough negotiations I got it. I had this house under contract twice, yes same house under contract twice. I did this once before in 2024 on accident and it worked out well for me as did this one. It wasn't planned, it just happened that way. :) This is my fifth co-living property, and I typically yield $1,200 net a month on the east side with base bedrooms once it's stabilized. This is low for a co-living property, but the east side is more expensive, so the debt cuts into the cash flow. The potential for appreciation is much greater however. Since I am departing from the W2 I'm going to add ensuites to this one and see how it goes to bump up the cash flow. I don't have any properties with ensuites but based on area average I should pull in close to ~$175 - $200 more a month per ensuite. I'm going to add three if the bids come in decent enough and the numbers make sense. The demand is high for ensuites and my theory is they will stay longer on top of the extra rent. Time will tell! My 6th property I will target NW Phoenix for cash flow. My AI team has already targeted 2 more properties. I had 3 but one is under contract, but still tracking it. I can typically get above $2k net on the west side without ensuite rooms. If I new my current position would be no W2 I would have focused more on the West Side, but being flexible and pivoting with what I have.

Great Job! Congrats!
Repair or replace?
Morning all got a real scenario I am looking at and just want to see what people think. Got an email from PM last night saying a units A/C is not working. This is the following repairs and cost Install new 3-ton compressor Install new wiring harness Install new capacitor for new compressor Install new filter drier Nitrogen pressure test & vacuum decay Add 5–6 lbs of virgin R-410a refrigerant Total: $3,277.50 Getting another quote to see if can get it for any cheaper. My question is if this is the price, is it worth spending 3k to repair (unit is 2013) or just replace the whole thing. Don't have a quote for full replace but I am thinking with unit being ~13 years old its a matter of time so do I put the band-aid or bite the bullet. Thank you all for your input!

If you don't have a trusted reliable A/C company, I would almost always get a second if not third quote. In my area I have noticed there can be a fairly significant difference in price and what they recommend.

@Matt Amadon In Texas a 3 ton replace just cost me just over $8k. This was with my A/C company I have used many times. I also, received quotes from another at just under $11k.
