@Joseph V Scorese Agreed Joseph, AI has been a huge help on the underwriting side for my team, running comps faster and flagging things we'd otherwise spend hours digging through. But it still can't read a seller's situation or know when a deal that looks good on paper actually isn't. That part still comes down to experience and relationships.

New to the group…Clouded title???
Hi everyone I’m new to the group, looking forward to getting connected with you all. There’s an amazing deal I’m ready to move on but it has a clouded title issue…does anyone here have experience with this, if so would you be open to a quick phone call?

@Dhia Barnes Hey Dhia welcome to the group! Clouded title can definitely slow things down, but it doesn't always mean the deal is dead. Depending on what's causing the cloud (old lien, heir issue, unresolved judgment, etc), there are usually a few paths to get it resolved or worked around. I work with wholesalers nationwide on the underwriting and closing side. If you want a second opinion on a deal, feel free to reach out, the link is on my profile.
