The 3-List Stack That Gets You Better Seller Replies
Most people think outbound marketing is just “pull a list and blast it.” & That’s why their results are trash. The money is usually not in one list. It’s in stacking the right lists so you’re not marketing to random homeowners, you’re marketing to people with multiple signs of motivation. Here are 3 list stacks I like for outbound: 1. Vacant + Absentee Owner + High Equity This is one of the cleanest stacks. The owner doesn’t live there, the property may be sitting empty, and they have enough equity to sell at a discount without needing a miracle. This is good for texting, cold calling, and direct mail. 2. Tax Delinquent + Absentee Owner + Older Ownership This is a stronger pain-based stack. They may be behind on taxes, they don’t live in the property, and they’ve owned it for years. That usually means they may have equity, but the property could feel more like a burden than an asset. These people may not respond immediately, so follow-up matters. 3. Code Violations + Vacant + Out-of-State Owner This is a great “problem property” stack. The house may already be creating stress, fines, complaints, or city pressure. If the owner is out of state, they may not want to keep dealing with it. This is where your message should be simple: “Hey, I was reaching out about the property on [street]. Are you open to an offer, or are you planning to keep it?” The goal is not to sound fancy. The goal is to reach people with real problems and start a real conversation. Don’t just pull bigger lists. Pull better lists.

I've been using this AI system for two years & It's only getting better as time passes. We have voice AI taking 100% of inbound calls as well. How the flow works: 1. Lead generation: tiktok ad or fb ad, cold call, or cold text ----> becomes a lead in our CRM. 2. AI asks prequalifying questions via sms (price, motivation, condition, timeline) and schedules a call. If the person isn't responding it's escalated and closers call. 3. If anyone calls inbound, AI Voice Agent answers 4. If anyone texts or chats on our website, AI messages back and generates the lead. All with ONE goal: Get a booked call or escalate to a closer. AI Lead Manager + AI Inbound Call Rep = 0 Missed Calls or texts without our team attempting to generate the lead. They both book calls directly to our closers' calendars, and the SMS lead manager you'd never know it was AI. I've only taught this system in private cohorts over the past two years and honestly if you aren't generating leads yet it's kind of overkill. This is good for people generating new leads every day, who will make the calls and follow the process to close the deals. Would this help you?
