flood insurance by a property owner
How do u go about checking w a seller of a note near a canal that may be in a flood area, or flood insurance area? If you are still interested in the note and how much should u discount the note if in a flood zone?
Note acquisition question
Im guessing if there is a 2% interest rate on a seller fin. note, the buyer must be high risk, either w bad credit or some other reason. even if the note has really good seasoning, decent equity, and a high monthly payment, is that a stay away for someone looking for good c.flow like myself? I think i meant 2% yield. oops not interest rate.

Im assuming most or all note sellers will show u the cr.report if not huge red flag
High crime areas for sf homes
do you just stay away or you must have an extremely high yield to mitigate some risk, because even some of these big time note buyers who have been around for 20+ yrs buy there. or if you r a roikie do you just stay way from there, even though the note has been signifigantly paid down?
payment history excel spreadsheets
When you get any anybody can phony excel spreadsheet from the seller of the note on payment history, do you just verify its correct by calling the loan servicer on the note? seems to make more sense than trusting an ez to doctor spreadsheet. do the current note sellers give you the servicing company information easily to verify?

Acquisition in a higher crime neighborhood
What should u offer on a performing 1st pos. note that has good collateral, strong equity,8.5 % yield, but is in a higher crime area. paid down consistently for 20 yrs. Is 70% of upb too high because of the crime in area? Lots of positives and 1 sizeable negative( or should I stay away bec.of the location even though all other factors are good )
