So far how are you guys finding the new x leads data better or worse or the same?

I've been making a lot of cold calls lately and I found a very distressed home with multiple code violations. The home has been in distress since hurricane Michael in the Northern part of Florida. I called the owner and left a message. The home was close to me, so I drove past it and took some pictures. I then sent a text message to the owner with the pictures and told them I was interested in purchasing the home. I thought this would be a good way of getting the home owners attention...I was sure right. About 15 minutes later I received a call from the home owner and she told me the home is not for sale and the code violations are being taken of. Then about 10 minutes later I received a call from someone else that called me every curse word in the book and seriously threatened me...said something about k**** me. 100 calls again. 9 pickups. 4 conversations over 30 seconds. 2 rude responses. The rest answered respectfully and simply said they’re not looking to sell. What’s interesting: There was zero anxiety before starting. A few days ago I had to push myself. Tonight I didn’t even think about it. Cold calling is starting to feel normal. Not exciting.Not scary. Just work. That’s the goal. 100 again tomorrow. Consistency builds confidence.

I think I need to JV need a new buyers list.. talking to one of my clients they need to get out of their home that's falling apart and need the money to find a house. But im stuck on what to say to her she wants to sell right away but no cash buyers near me are willing to buy her house though plus the land. Am I just thinking about this too much trying to help best way. She's willing to do creative financing but she still needs to find a home.
