What would you do?
I have 2 units in the same 6plex currently vacant. Theyve been on the market about 3 weeks now. It's in a rural market, so it's a little tougher to fill. Would you keep price the same for a couple more weeks? Or drop price $50-100 to hopefully get some good candidates quicker. Note: we've had interest and some applicants, but no one has gotten through background checks, mostly because of evictions. Thanks!

At what point did you stop feeling like a beginner—or do you still feel like you're figuring it out?

I do agree with Dion, we are always learning, but there was a point probably year 2 or 3 when watching content you'd know majority of it, that made me start feeling like a veteran, and having multiple properties as well
Cash flow
For those investing awhile, when did you start to "feel" your cash flow? When did it start making a difference in your life/portfolio? Did your mindset shift once it hit?

I would put about 40k towards any debt or cash reserves and then I would buy another property between 300-600k, depends if i can find something seller financed and only need 10% down

How much cash would you personally want in reserves before you felt comfortable owning five rentals?

What i want and what i have are 2 different things lol i always pushed getting a new rental before i was ready, sometimes that backfired and made things tight for awhile but it did allow me to grow quicker. At this point i want to be more stable and want at least 30k leftover after next purchase
