POH private lenders
Is anyone having success getting private investors to put up money for POH/infill? What rate are you paying? We have been using banks for much of our infill but they require paperwork, origination fees, and high interest fees on a per home basis. I would rather get a private money lender at $100k-$1M and pay 7-9% interest, but the people I've been talking to want like 15% and that's just too steep.

@Ferdinand Niemann Yes. We have a small program like that. Right now it's a 500k line. We only allow friends and family..and even though it's people in our network they are still hesitant since it's not secured. We don't have LP offerings so if people come to me and ask if they can invest I point them there. Rate is prime rate + 2.00 points (8.75% today). Renews annually.

New member intro
Hello all, I am new to the MHP Mastermind and looking forward to get into the MHP space. I live in San Antonio, TX and own and manage some small multifamily properties but looking to pivot to smaller sized MHPs in and around south Texas. The biggest thing I'm looking forward to is learning how to find and contact owners of off market parks and how to negotiate different financing strategies.

How would you structure this deal?
I came across an interesting park. The water line that needs to be replaced and 20 vacant POH's that haven't been occupied since 2023. So essentially this park generates zero dollars right now. The seller is open to seller financing (obviously.) What about an offer like this - $0 down payment, Interest at 2% (with interest-only payments and NO payments for 12-24 months), term 5 years, balloon at stabilization. Obviously a terrible offer, ha! But it's a terrible park!

@Kari Pesch Does it still have an active license? I would check with the local municipality that this can be still used as a mobile home park. In some States MHPs lose their right to be a park if they haven't had any occupancy in over a year. Also - I wouldn't touch this deal. Way too much of a headache. There's better deals out there that have occupancy already.
Escaped the 9-5
After 5 years of grinding it out on nights and weekend I finally was able to step away from my tech sales/ops career. Shit is not easy especially with 3 kids under 4 but it’s all about managing your time. So if you’re single and can’t figure it out that’s on you because you have the greatest asset of all time. Really excited to get my time back to focus on building up my MHP portfolio, buying land and doing some operations consulting for service based businesses. Ai is helping soloprenuers scale faster than ever. Leverage the technology but avoid the shiny object syndrome. I’m looking for MHPs in central to northern Missouri, northwest Indiana, central Illinois. Not afraid to cold call and happy to partner with anyone on deals in these markets. I have cash to deploy and setting a goal to be under contract on a park by May.

Congratulations @Nick Turnbull! If I find something worthwhile in Indiana I'll send it your way. I would definitely be up for partnering on something. I can bring capital + operations.
DD Timeline
Currently in negotiations - how feasible is a 2 week DD period? Seems too short to me, but haven’t been through it yet. Would love everyone’s insight. Also what would I need to have ready in order to successfully execute it within that timeframe?

@Melissa Serrano Correct 2 weeks is too short. Definitely push back on that. If seller is trying to rush your DD they may be hiding something. DD period should be 30 to 45 days + 15 days if you're getting debt. Even longer for larger deals or heavy value add deals. Make sure DD clock starts only when you receive all requested DD docs/items
