@Phillip Thai thanks for everything!
Example of ICP-Ideal Customer Profile
If you're wondering which heir to call...just look them up on the County Docket and do a little background check and see what they've got going on. Forewarn also shows criminal history and infractions.

want to check i have succession correct
I have a lead where the owners on record are dead. they had 7 children. One of the children is dead but that person also had 7 kids. So, that means the 7 grand kids are entitled to the dead childs portion of the property?

Yes, Phil is correct. It'd be awesome if that dead kid with 7 kids had a Will; however, if he did not, his 7 children would take his place and inherit his undivided interest.
Data Question
Currently, our Montgomery County dataset does not include last payment date or property assessed/market value. I have been manually looking up each property using its tax ID on the county tax assessor website. I’m wondering if there’s a way to streamline this process. Specifically: 1. Is there a way to programmatically pull last payment dates, delinquency length, or the value by which the property is being assessed? 2. Is there another dataset we could link to ours that includes assessed or market values for these properties, so we don’t have to do manual lookups? Any suggestions on existing datasets or tools to streamline this would be very helpful!

@Chris Yunakov can you assist with this?
Howdy
Been in the curative space a couple years And I focus on the data and research side. If anyone needs help with getting data, deciphering it, prioritizing, abstracting, deep prospecting, etc. I’m glad to offer some direction. Lived in TX most of my life And started there, I’m familiar with the statutes and laws, but now I’ve expanded coast to coast and work with various operators.

It's a pleasure to have ya in the mix, Chris! In regard to the data deciphering, are you referring to DTRs?
