Owe $200k on the property, owner wants to walk with 25k, there is an $85k lien from the city for failure to cut down trees ( I'm assuming this can be negotiated way down.) Property is in a very nice neighborhood with 1 Mil dollar homes. Comps sitting around $420k for Arv its a 3/2 needs about $65k in work.

Deal is in St. Louis. I had this under contract. It hasn't been through probate yet. The Dad passed away and the daughter wants to sell. The house is in good shape and close to tenant ready or an easy flip. I had it contracted at $40k and we had it sold at $55k. The Dad also has a son who isn't responsive and according to the sister, he is a problem. Is there a way to buy the sister's position and 'fix' the title issues?
