1st signed contract
D4D lead a partner came across I’m doing all of the work (or as much as possible) I walked property, negotiated with seller and then got PSA signed, waiting for her to removed personal belongings so I can put our lockbox on it and walk a few of my buyers through it! Looking at $20k+ spread (50/50 JV) multiple buyers interested so going to use my leverage with that! Thank you Rick and Zach we will close 2 weeks from Friday! Glory to God, this will change my families life indefinitely. 🫡

Wholesaling
It seems so simple. I am nervous for my first walk-through with seller and questions I may be asked. Price is locked in and seller is comfortable. Any advise or what to expect? Or just remain confident and follow my chatpgpt checklist? I’m in control and have remained confident up until my nerves right now.

Update: went alone got there early dude was working on cleaning up a unit in the Tri-plex. Went great super humble guy just in a tough position money wise. I’m not sure if I’m able to help him he’s bought it in 2021 with FHA loan doesn’t have a lot of equity and just can’t make the numbers work. Tough position but moving forward regardless still working on my first deal. They can’t all be deals people. 💪🏻 one step closer.
