What is a Lease Option? A Lease Option gives you the right but not the obligation to purchase a property at a pre-agreed price, at a future point in time. You control the asset, generate returns, and only commit to the purchase when it makes sense. No mortgage. No large capital outlay. Creative acquisition at its core. But here's where investors go wrong. The "Hope Trap" and how to avoid it? I see it constantly: Buyers getting seduced by an easy entry. They agree to a fixed future purchase price that sits above current market value, banking on the market rising to justify it. They didn't acquire a deal. They overpaid for a structure. My golden rule: The future purchase price must make sense at today's value — not tomorrow's hope. If your deal only works because prices keep rising indefinitely, you aren't investing. You're speculating. And in property, speculation with your financial future is a risk you cannot afford! How do I evaluate a Lease Option deal ? ✅ Strip the emotion. Run the numbers without "what ifs" or optimism bias. ✅ Value it at today's price. If you had to buy this property outright right now, would the purchase price hold up against comparable sales? ✅ Structure for safety. The strategy itself — the cashflow, the control, the option terms should generate the return. Not market inflation. ✅ Check the exit. Can you refinance at the option price and sell on to another investor or first time buyer? Perhaps to a "Tenant Buyer" profitably throughout the option period?! ✅ Negotiate the terms. Option period length, monthly payments, maintenance responsibilities ,Insurance and taxes — every clause matters. Property is mathematics, not mythology.
