The Most Expensive Words in Real Estate
"We'll Figure It Out Later." I've spent enough time in construction to know that almost every expensive problem started as a small problem someone thought could wait. A missing material. An unanswered question. An unrealistic schedule. A renovation budget based on assumptions instead of actual conditions. None of these seem like deal killers in the beginning. But here's something investors need to understand... Problems don't get cheaper just because you postpone dealing with them. Let's say you're renovating 100 units and an overlooked issue adds just $500 per unit. That's $50,000. Now imagine that same issue delays stabilization by 30 days. You're not just paying another $50,000. You're potentially losing rental income, extending carrying costs, and pushing back your refinance. Here's a practical habit worth developing... Before you close on your next value-add deal, identify the five assumptions that could hurt your returns the most. Then ask yourself: - What evidence supports each assumption? - What happens financially if I'm wrong? - Can I verify it before closing? - What is my backup plan? You don't need to predict every problem. You need to understand which problems you can afford to be wrong about. The best operators don't eliminate uncertainty. They learn how to price it, prepare for it, and manage through it. Here's a question for the group... What's one expense or problem you underestimated on a deal that you'll never overlook again?

Have You Ever Thought About Building Another Income Stream Alongside Your Property Business? 🏡💡
As property investors and entrepreneurs, we know how much time, money, and effort it can take to find deals, secure funding, and grow a property portfolio. Having been involved in property for 6 years, both as an investor and in property acquisition, I’ve learned the importance of not relying on just one income stream. This year, I’ve closed 6 property deals, and one thing I’ve come to appreciate is having another source of income that can support my property journey without taking my focus away from it. Imagine having an additional income stream running in the background, giving you more financial flexibility to pursue opportunities, build your portfolio, and take some pressure off your property cash flow. For me, building income alongside property has been a valuable part of my journey. I'm curious to hear your thoughts: Have you ever considered building another income stream alongside your property business, or are you currently relying entirely on property to generate your income?
