Would you mind sharing how you prepared your videos for marketing with your listing package, including who copied them, and how your video cases were designed please? Another Venting Session LOL
Uuuugh! Today I took one of my buyers on a showing, found a house she loved, then found out she couldn't get it because I didn't have all of the info I should of had upfront. As a new agent, you don't want to keep saying you're a new agent & annoying people with that fact, but THIS is the exact reason why I keep telling people I am! I don't know what I'm supposed to ask my lender once I've given the info I have. I figured this is their department and they'd ask me what needs to be known. I don't know how to negotiate a deal, let alone price a house with all of the details that go into assessing the house features and all that! Idk all the types of counters & flooring, a "flag" lot, etc. Plus, I suck at math! I'm learning as I go, sure, but it would help to have more guidance on the basics as I go. I get nervous and feel like I'm not as smart as I know I am because I start to babble once someone doesn't understand what I mean or feels I should already know something. 😡 It seems like most people have a mentality of they had to wing it & "fake it till they made it" so everyone else should too. Once I learn what I need to know, I'm going to create cheat sheets & helpful tips, questions you should ask each person you partner with during transactions, etc. to help new agents. It makes me want to give up at times!! I get it, I'm beating a dead horse with it, but the way I learn & function, this is hard for me. I can do trial by fire for most situations, but when I'm dealing with people's lives, their livelihoods, their futures, when I have no clue, I'm way more cautious & I care! (Case in point - I've edited this about four times 🤦‍♀️) Idk I know one day I'll look back at my humble beginning & feel so cringe haahaa But, until then, RANT ON!! 🤣😂 Thanks for letting me rant lol Hope everyone is having a good week, a good night, and many blessings 🙏🥰😅

Hi Jackie! It's been awhile since I've been here on this platform...Suffice it to say, there is sooo much to learn about real estate, so don't be too hard on yourself please! Without knowing the specifics of what happened to you, or what exactly went went wrong, I will try to offer some helpful advice as to what I do before I host a open house, or a showing. Here goes: 1. I try my best to learn everything about the property based on the MLS listing and the disclosures about the property that the listing agent has posted online. 2. Depending on the price of the property and where it is located, I might view it myself before I show it, etc. 3. There are certain basic details that I try to memorize. Based on my experience, most people want to know the specifics about the age of the home, if there is a HOA and how much the dues are, the property taxes, and the school district, etc. This is all basic stuff. 4. Please make sure that you run comps to see if the price offered is reasonable based on the neighborhood or surrounding areas... 5. Other questions that might come up pertain to the neighborhood itself and the amenities for shopping including parks and recreation. 6. I co-brand with lenders who provide these details in a one-page flyer that gives the synopsis of the district, specific names of the schools, and the amenities nearby. You cannot go wrong here, this gives you instant value and credibility as someone who knows what is going on in the neighborhood besides the home(s) for sale... I also work with different lenders for different reasons...some add more value than others, I deliberately include them on the front end of my real estate ventures so that I won't have to circle back to point A and cover pre-approval, etc AFTER I have shown the property.... Many people have an aversion to being pre-approved first IF they don't have cash. It is also very frustrating for everyone involved if an up front and honest conversation about finance doesn't take place first before we begin viewing properties in person. Get recommendations for top-notch lenders from other realtors who have had excellent working relationships with them.

@Jackie Rath A good rule of thumb is for any property that your client is interested in, have them to let their lender know. Co-branding when you are showing and doing an open house is extremely helpful Jackie! They will always add their two cents on the front end to save everyone time. Find lenders you can really communicate with...I always keep a few in my pocket...Btw: They can also give you leads too!
