Tax/Usage Question
I’m a professional photographer and have 1 STR about 3 hours away from me. I had some unique questions for this situation: 1) I captured all the photos and did all the styling for the listing photos, could I bill from the photography business to the STR business for payment of a reasonable wage for the work? 2) Could I use the house for marketing purposes for the photography business - example - could I run a giveaway to my photo clients that every client that purchases a package with us in the next 6 months is entered to win a 2 night stay. I would pay for the 2 nights from the photo business to the STR business. 3) As a perk for my staff, could I offer team members a 2 night stay as a benefit of working for my photo company and pay for those 2 nights from my photo biz to the STR biz? @Ryan Bakke, CPA / @Mason Kimball, CPA

Need plot map for STR rental
We need to get a licence for our county and it's requiring a plot map to be submitted - which we do not possess in any of our real estate documents. Does anyone have a referral for a service that does this? I quickly googled some so I know they exist but I'd like to go with a company someone has used before if possible.

@Ryan Bakke, CPA @Mason Kimball, CPA - The county is requiring more detail than what is on the plot map with our assessor's office. What we have is filed from the early 70's when the house was first built. Do you have any recommendations of site plan services? I've looked online but the reviews are mixed. Below is what our county is requiring. The existing site plan doesn't have most of 2 or 3 provided on it. I left a message for a local surveyor, but beyond that, anyone else you can think of that I can reach out to? Site plan. A site plan is required for vacation rental permit and vacation rental license applications. These plans must comply with the following: 1 - Format. All site plans must be legible and drawn to scale. All site plans must include a bar scale, north arrow, project name/applicant, name of preparer, date prepared, and date of last revision. The plan must be saved as a PDF. 2 - Existing Structures and Features. Show and label the use of all existing structures and outdoor use areas including pool/spa, patios, parking areas, accessory structures, fences and outdoor burning areas (e.g. gas grill or gas firepit), and recycling/garbage bin storage location. Include addresses, dimensions and total square footage of structures. Identify existing roads, driveways, access gate, waterways, drainage features, wells, and similar features. 3 - Parking and Access. Identify the location, types and total number of parking spaces for vehicles on an off the site, and access to the property (e.g. public or private road, driveway).
Potentially purchasing a 2nd STR
If you could invest in another STR using the tax loophole hole and bonus depreciation tax benefits -Where/How would you start researching for your next property purchase? If I wanted to buy in the current location we have our other STR I would want to buy a 4 bedroom to have something different to market than my 2 bedroom option. That seems impossible as we’d need to buy something in the $2M+ range. We love the area we’re in which is why it made sense for this first STR purchase. But if we’re looking at a second - that could potentially be located anywhere. I just don’t know how to assess where to start looking.

@Mason Kimball, CPA the property is doing fabulous. The challenge is that we bought this first STR because we knew even though it wasn’t a super amazing income generating option, it would at least break even with the revenue generation, we got the tax reduction using the cost seg/bonus dep, it appreciated in value, and it was in the area we had been dreaming of for 12+ years of someone day owning a place. It’s a 2 bedroom/2 bath with ocean front views, privacy and 10 minute walk to the beach. Having learned about this market, I know that I’m limited by my house to my avatar being young family with 2 kids, a couple for romantic getaways, or 2 couples for friend vacations. If I want to target multigenerational families or larger friend group vacations - then I need a 3 bedroom with a loft option or a 4 bedroom. Those are going to cost me 1.7M-3M to find in the area I’m in. I don’t see how that would be revenue generating worthy. I had someone chekx STRiq for me and my area doesn’t even show up there for data. I looked on AirDNA and my own house doesn’t show on there so I’m not sure how accurate the data is. I’d love to rinse and repeat but we scored a pretty good deal on the house we have and I’m not sure if the universe will grant us another one 😂 I don’t think buying another 2Bed/2Bath in this area would be a good option because I’d be competing against myself and unless it’s on the ocean side and not in the forest side of this community, it’s going to still cost a pretty penny. The ocean side commands higher rental rates but also higher price tags for purchasing.
STR tax loophole and looking for a property.
I have a photography business that I was able to utilize the STR tax law to off set my profits. I have a friend in the Midwest that wants to explore this too as she also has a studio like mine. She has no idea where she would buy one. Where would you point someone who resides in Nebraska to research where she would like to invest in an STR? I’ve heard there are websites that can give you data but are there other companies that can research this for you? What resources or advice can I share with her? We live in California and bought our dream coastal retreat so I have no idea how to help point someone in the right direction who lives in Nebraska but doesn’t want an STR in Nebraska.

Current STR into Future 2nd Home
We purchased a cabin with the intent of renting it for awhile (?) and eventually having it as a 2nd / retirement home. If we claim bonus depreciation for tax year 2026 how long do we need to keep renting it to avoid having negative tax ramifications when we stop renting it?
