Live Call Tomorrow — Thursday, 12:00 PM CST
Most people never get their first deal because they’re still guessing at what to do on day one. Not because they lack the skill — because nobody’s ever laid out the actual path. Tomorrow I’m walking you through exactly what I’d do if I had to start over from zero — no deals, no reputation, just a plan. The first 90 days, phase by phase: what I’d spend money on, what I’d skip, how I’d get my first deal under contract, and the closing mistakes that used to blindside me. Then we’re opening it up to your deals, your questions, your deals-in-progress. Bring what you’re working on. See you there. 🕛 12:00 PM CST (Link is in the Calendar section)

@Evan Ragsdale No worries, thank you for all that you do!
Short Sale
I have a property where the seller has negative equity, 4+ payments behind, and the rate is not very good either (5.25%). Seems like a short sale is the only option. I have a cooperating seller that doesn't want anything other than to be done with the property. Are there people that specialize in negotiating a short sale that someone could recommend? I am open to any other ideas that I may be missing. Thank you!

@Evan Ragsdale Thank you for the suggestion! I have messaged him and am waiting on a reply.
New Here.
Hi everyone, glad to be here. My name is Christian and I’m a realtor based in Tennessee. I joined this community to learn more from people who are actively doing deals and thinking creatively about real estate. I’m especially interested in learning more about transactional lending and getting involved in funding deals where it makes sense. I’m also looking to acquire a few properties over time and continue building my experience on the investment side. At the same time, I’m happy to be a resource to the group from the realtor perspective. If anyone ever needs help with market insights, transaction questions, or just wants to bounce ideas around, feel free to reach out. Looking forward to learning from everyone here and contributing where I can.

“I Need to Think About it.” - The Silent Deal Killer
Have you ever talked to a homeowner about selling… You talk about condition. You talk about price. You talk about timeline. Everything feels aligned. And then they say: “This sounds great. I just need to think it over.” This is a silent death in sales. Do you think they actually need to sit alone for 24 hours and think? Probably not. What’s usually happening is this: They’re uncomfortable telling you what they’re actually worried about. So here’s how you handle it. First, remove pressure. You say something like: “Totally fine. What’s your timeframe on getting back to me in the next day or so, just so I can make sure I’ll be available?” This does two things: 1. It lowers resistance 2. It creates a next step They give you a time. You schedule the follow-up. But here’s the key part — you don’t hang up yet. Before ending the call, you say casually: “Perfect, I’ve got Thursday at 12 on my calendar. Before I go — what were you hoping to think through so I know what questions you’ll have when we talk?” This has to feel relaxed. Almost like you’re already halfway out the door. And because it feels low-pressure, that’s when the truth comes out. That’s when you finally hear the real objection. From there, you can actually address it. Hopefully this helps you save a few deals.
