Boots On the Ground (BOG) matchmaker post
I decided to make this post to help connect people with people who are willing or interested in doing BOG work in the markets they live in, or know of good BOG's in the area that are taking more business. We have a great group and a ton of people, so I think its a simple solution. I am in a pretty rural area in a state that isn't very investor friendly, so i work virtually, and know the value of having folks I can count on to go handle stuff on the ground. It can be anything as simple as doing a walkthrough of a property and making a video on your phone, to lockboxes, D4D, etc. Even if it isn't something you are terribly interested in doing, and you are new, it may be a decent idea to do it for a while so you'll know what to look for and what to expect. It will also earn you a bit of cash to further invest in your business, while honing valuable skills. So lets share the markets we work and those of you interested in groundwork, state the market area you'd like to do that. I really am hoping this can be a living post and we can help each other out.

The markets I am currently virtually working in are St. Louis, Mo. Most of Illinois near larger cities except Chicago. Memphis, TN, some others I'll ad when I have better footing in the areas.

Xleads Skip Tracing Question
Hey everyone — I’ve compiled an extensive list of leads and need to have them skip-traced. Can anyone confirm if Xleads allows you to import a list directly and perform accurate skip tracing inside the platform? My goal is to have the results ready to pass off to my VA for outreach. Appreciate any insight or experience you all have with this 🙏

This email I received yesterday really hit me hard.
Sometimes I forget and have to be reminded that everything I do (including my work) is to help others. Chase the impact and add value—the income will follow. You don’t need permission to raise your value ✅ You don’t need applause to keep going ✅ You don’t need a license to hustle ✅ You don’t need comfort to grow ✅ You don’t need to explain yourself—to nobody. Most people wouldn’t even understand the season. I don’t want to talk. I don’t want to text. I don’t want to hang out. I don’t want to do anything that isn’t an exchange of value. Time is our most valuable asset and people dying everyday. 👉🏾 Don’t be afraid to do something different. Fail fast. Nobody can hold you back more than yourself. Don’t live and die on somebody else’s terms. Don’t let nobody tell you what you can’t do. Play the long game. Be relentless. Be helpful. Be authentic. Pray like it all depends on God—and work like it all depends on you.

My first wholesale lead!
Hi! I got my first wholesale lead from a homeowner in pre-foreclosure using sticky notes. He asked his agent to call me and so was chatting through his situation with her. He got an agent just days before my sticky note (after he received the notice of trustee sale). The bank’s already scheduled an auction date in a few weeks. The home definitely needs extensive rehab. After doing a deal analysis that I put together (given to me by my mentor), I verbally discussed an offer that we plan to offer her seller. She’s new to pre-foreclosures and didn’t even know an auction date was set. But her seller has unrealistic expectations on price and said the offer I was proposing would mean that he would walk away with nothing, because of closing costs etc (which I gather includes her commissions). She said they’re going to list it in the MLS this week to see what they get and ask for a 45 day extension to the auction date. She said the seller wants to make as much money as possible off of the sale. Would you submit an offer anyway? Or just move on to the next lead? My mentor seemingly uses conservative numbers for the deal analysis, but either way said this will be challenging when the agent’s never done pre-foreclosures. He thinks the seller’s going to learn soon that it’s not going to sell that quickly and it may be too late by then for any of us to buy it. And properties at the Notice of Trustee Sale stage usually can’t get more than a 30 day extension IF they have a contracted buyer already. My mentor thinks I should move on, but I’m wanting to work the deal til there’s no other way. Would love insight with anyone who’s had a similar situation happen before? If so, what did you do? Thanks!

Maybe do some more digging, build some rapport and see if this wouldn't be a candidate for something more creative? Not sure what you can build around the auction deadline, but may be worth tinkering with. Then maybe you'll find what the sellers actually hoping to accomplish.
