Just got done calling a listing of 300 owners in a condo complex, Absentee owners are by far much more friendlier than primary owner. Just like this one.. A lot of agents i know that achieved great success doing circle prospecting are in coastal markets where majority of the housing stocks are owned by out of area owners, this means, absentee owners. Primary owners can be nice too, but since they live locally, and in most competitive big metros, it's much harder to stay on top of their mind without formal connection, and most primary owners aren't interested in real estate conversation with a stranger agent on the phone. Absentee owners on the other hand, they don't live there, they are not tied to the neighborhood root, they don't know much about the market and they are more appreciating when you call them and offer then values like market update. So if an agent in the gulf shore Alabama market tells you that circle prospecting is the way to go, and you are in the Los Angeles metro, that translates to : 'call absentee owners'...
