How do you stay on top of mind?
Had another conversation in today's cold calling prospecting session. I am calling a diverse neighborhood where i don't recognize most of the names nor it's gender. This conversation is typical. That's why i always had to smooth things over at the beginning if the person isn't who i thought. But still, i was able to open, continue and ask all the questions. This person is receptive and I'd consider this a future top of the mind nurture. I did send an initial intro text (with my youtube channel link) and the person replied back with a thumbs up. Going forward, how would you design your 'top of the mind' campaign to build the relationship? I am looking for some ideas.. https://youtu.be/QD7BHSt8msI

Absentee owners are the nicest to talk to . My ah ha
Just got done calling a listing of 300 owners in a condo complex, Absentee owners are by far much more friendlier than primary owner. Just like this one.. A lot of agents i know that achieved great success doing circle prospecting are in coastal markets where majority of the housing stocks are owned by out of area owners, this means, absentee owners. Primary owners can be nice too, but since they live locally, and in most competitive big metros, it's much harder to stay on top of their mind without formal connection, and most primary owners aren't interested in real estate conversation with a stranger agent on the phone. Absentee owners on the other hand, they don't live there, they are not tied to the neighborhood root, they don't know much about the market and they are more appreciating when you call them and offer then values like market update. So if an agent in the gulf shore Alabama market tells you that circle prospecting is the way to go, and you are in the Los Angeles metro, that translates to : 'call absentee owners'... Lead Follow Up live Call and Got 1 Sella lead
Being a high D personality, follow up is never my forte, but i still had to do it. I cold called this guy last year and he told me he might want to sell this summer due to personal reason, the phone call was brief, i didn't dig much deeper because i felt he wasn't too open to it at the time, so i just gained permission to follow up this year. These are circle prospecting calls, most of them aren't talking to agents so urgency is different, and by trying to close for appointment at the wrong time using NEPQ could backfire, so my strategy was restaurant waiter strategy: you tell me what you want and i do it for you. No handling objections. Fast-forward to today, i made a follow up call to this guy and this is a better and deeper conversation and I believe i have a lead. ha ha. https://youtu.be/31nz5gvyDwU
