I promised I would finally post this...
The "in the field walk through is finally here." I toured a 30 unit we had under LOI and decided not to buy it. At least not at the original price. The biggest savings you will make in real estate are the deals you decide not to do. I think the renovation n all the little things would have been insane do you agree that we should have walked on this deal?
So the additional $150k was a non-starter or you found some additional issues?
Hello from Texas
Hey everyone — Bill Barton] here, based in DFW. I currently own and manage a 36-unit single family portfolio and I'm making the move into multifamily, targeting 40-100 unit deals in the North Texas area. My SF experience has given me a solid foundation in tenant management, financing, and operations, though this will be my first MF acquisition. Excited to learn from this group, connect with others active in Texas, and happy to share what I know on the SF/property management side. Looking forward to participating."
@Dolly Noire underwriting vs comps to value property is a big one. Underwriting has some advantages…you have to dig out the real numbers, but there’s less opinion and more data involved with valuations
@Lisa Carter thanks! Happy to be here
