I wouldn't have bought my money pit in Cle Elum, WA. It has tons of potential that maybe some day will be realized. I won't be taking on a subdivision or major boundary line adjustment again. The home was a rotten pumpkin and I knew it, but bought it anyway... I'm far from a beginner, but it was a bad move in retrospect. 5 years later, I'm finally close to completion :/ 200K+ out of pocket this year alone... :(

For now, I'm working on a trust as part of my updated estate planning. There's a lot of flexibility in how you can structure the trust to reflect your wishes. For example, the kids won't get access to the trust funds until they reach a certain age, except for specific uses approved by the trustee (such as buying a house or starting a business). I fully expect at least some of my heirs to sell properties after I'm gone and I'm OK with that.
