Hi guys I’m finally able to post my own post since skool limits you until you get enough points when you join lol. I just wanted to introduce myself since I’ve only met a few of you. I’m @Richard Salinas wife! I’m a real estate broker but I’m an investor first 😊. I manage our rentals and my goal moving forward is to fully focus on ground up builds. Where we are with our current ground up duplex projects: @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We already have 2 vacant and cleared lots with surveys and we have 1 ready with plans. We will be solidifying the funding and getting permits approved for Q1. I’m hopeful that we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!

Hey guys, I thought I would share some positivity tonight. After my local bank got bought out by another bank, and this being my first build, my finance got shut down for my new build. I was going to fund my new build with my equity from a rental. Talked to another bank, but they wanted sooooo much info. I also never did get a response back after I asked him if they would lend being my first build. So I tried a local HML that funds a lot of local flip homes for investors. I’ve heard great things about them so I decided to send over my info to him. In less than 12 hours he approved me! And best of all. He’s funding the entire build cost. Not including the land. Which I’ve already purchased for 11k. Breaking ground the end of the month. But rates are definitely high. But I think this year I am going to be okay with that. This will be my learning to build year. Will I make money? Sure. Not much. But I think I will enjoy building over flips for real and flips to rent. I’m just so over these old homes guys. And contractors hate old homes too.

Also… check out some loose siding. How did I notice? The caulking between the boards was cracked so I tapped it. The first are loose. The last ones are not. B2R Lets go! Juan-
