Without it, you leave your deal vulnerable. I know because another wholesaler can desteoy your credibility with a seller if they signed a simple 2, 3 pager. I know because a friend of mine got a deal away from another wholesaler that way and made a $15/20k. Once you download it in PDF https://www.trec.texas.gov/forms/one-four-family-residential-contract-resale You can upload it to canva to edit and then upload it to your signing tool. I found that it may be tricky editing the pdf in a signing tool but docusign may be able to do it and if not use canva as you can move the text boxes around.
