Found this piece of property that was listed on the MLS & made an offer around $125k - the agent & seller accepted the offer. Scheduled photography, scheduled a survey & a property walk. We then got a call FROM THE LISTING AGENT who said he had someone who wanted to buy it from us for $165k... He asked that we don't tell the seller who he's representing that he found us a buyer like that. We did what's called a double close, we wired the funds, bought the property, owned it for a few hours then sold it to the new buyer & kept the difference in between. It's not a massive win in this game but a very cool way to help the seller, the agent & new buyer. Attorneys got paid for 2 transactions too! Whole thing took about 37 days...How many of these would you need to every year to quit your job?
