Finding investment properties on Righmove for a steal
I'll make something bespoke for you but I need your input first... Looking at deals this week, one thing stands out… We all know Price divided into sq ft = £ per sq ft In most areas you’ve got a range, for example: £400–£600 psf = normal Below = opportunity Above = needs a story The idea An automation that: • Scans listings (e.g. Rightmove).... then Calculates £/sq ft .....and then Flags: - Undervalued deals - Overpriced stock - Deals in your buy zone So you stop scrolling… and only see what actually fits. Would you use this? If yes....What areas are you buying in and I'll make it bespoke for you! If there’s interest, I’ll build it for the group. 👍

It was great to see everyone on the call and glad you could hear me. Talking of AI I asked CoPilot about Pythagoras and this is what it told me…. Here’s a clear, factual picture of Pythagoras as a debt‑recovery firm commonly appointed by liquidators in the UK, and how they typically operate. Who they are The firm you’re almost certainly dealing with is Pythagoras Capital Limited. They are not a traditional consumer debt collection agency. Instead, they specialise in insolvency-related debt recovery and litigation, acting on behalf of liquidators and insolvency practitioners (IPs). They’ve been operating since around 2015 and work almost exclusively with insolvent estates, not with ongoing trading companies. [pythagoras...apital.com] What Pythagoras actually does When a company enters liquidation, liquidators often appoint Pythagoras to pursue money owed to the company. This can include: - Unpaid trade debts / debtor book recovery - Construction contract disputes (a major specialism) - Adjudications and enforcement on behalf of companies in liquidation - Directors’ loan accounts - Misfeasance and breach of duty claims against directors - Transactions at undervalue or preferences under the Insolvency Act
Welcome - introduce yourself & share a picture!
Hey all, Start as we mean to go on in this group....Keep it simple.... Where are you from? What do you do for fun? Share a picture? Or if not a picture share a hope for the next 12 months.

Hello All, I’m Andy from Hunton Bridge, just outside Watford and for my sins I’m an insurance broker specialising in Real Estate and Construction at Eggar Forrester Insurance. I’m really pleased to be part of this group and look forward to getting involved. Outside work, I’m passionate about cricket and still captain my local village side in summer (not long to go!). Thought I'd share a photo of the first time I played cricket with my son, when he was only 10. He's now at Uni in Liverpool so quite a few years ago!
