Cost segregation study professional recommendations?
Does anyone have a cost segregation study provider they’d personally recommend? We’re closing on our first STR next month and hoping to squeeze in a cost segregation study in Nov/Dec. My research (Perplexity, Reddit, podcasts) suggested a few companies: Seneca Cost Segregation (best value), CSSI (Bill Faeth recommended John Howard), Cost Segregation Guys (decent quality:price ratio), KBKG (comprehensive suite of services). Also, thoughts on paying the premium for a physical site inspection where licensed engineers are on-site vs a virtual one on a $600-700k property?

@Ruth Sanders Hi, was there a compelling reason to initiate the cost seg process before renovation? I just closed on a property last week and contractor is ready to demo. I heard in a Ryan-webinar yesterday that cost seg study should be done first but I didn't get a chance to ask why. I am assuming that you didn't rent the place before your renovation project, which is my situation currently. Thanks if you can share any details or PM!
Transition STR booking, placed-in-service date, and renovations
Hi all, Hoping to get some clarity about a likely common situation. I’m closing on an STR property next week and need to meet criteria for material participation for 2026. I’m planning to hire a designer/contractor to do construction, decor, and outdoor amenity install that will take 4-5 weeks, so I should have plenty of time to achieve bookings later this year. The seller’s Airbnb calendar shows a week-long booking starting 3 days after close. I’m tempted to ask the seller to disclose that guest’s contact info, build my own direct-booking site, and collect the $ for the week to add to my renovation budget. Is there a way to achieve this but not officially start the clock for placement into service when I’m planning to take it out of service a week later? If I can’t, then it seems that MP rules would force me to compete with my contractor and his teams for hours. I was hoping to not have to do that… Thanks for any advice!

@Mason Kimball, CPA may I ask who is your favorite cost seg company for the Poconos? I likely need an in-person visit for the home I just closed on, ~850K. I also just heard Ryan recommend getting the cost seg study after purchase and not after renovations are complete, since I’ll have all documented costs from renovations to show. I’m not exactly sure I understand why doing it before rather than after construction is advantageous. Thanks!

@Mason Kimball, CPA i did find your preferred providers list. One cost seg company replied to my question about timing: ‘Sure, great question. We will not need to tour the property before the renovation begins because, per the IRS, anything that is ripped out or replaced right after the purchase does not qualify for depreciation. Therefore, we can do the site tour once the renovations are complete.’ Do you agree with that, or are there compelling tax reasons to do the cost seg first?

can future reservations be transferred to new STR owners?
We are currently under contract for a property in Davenport, FL. The current STR setup is done under a property management. We are planning to get a second-home loan instead of an investment loan due to favorable mortgage rate. The property has booking up to the end of December. How can we take advantage of these future bookings without jeopardizing lender requirements and material participation? Should we take an investment loan instead?

The loan type shouldn’t matter. If the property is turn-key, you can just create a new listing and Airbnb should be able to help offer your property to those booked guests upon transfer of ownership. In my situation, where I’m going to do several weeks of remodeling before relisting, I just allowed Airbnb to cancel those bookings - they typically get assistance with booking at other properties. You should make sure that you’re happy with the $ rate that those guests booked - you may need to offer a lower rate just so that your listing with zero reviews is still attractive to them.

Re: using the bonus depreciation tax refund: I had asked about choosing between Roth 401k conversion versus paying down an SBLOC to regain some dry powder for the next STR purchase. In my situation (planning to retire soon in 5years), it probably makes sense to wait for my tax bracket to organically drop and do the Roth conversion then (probably 35% down to 24%)… if I were looking at a longer horizon until meaningful change in tax bracket, I would consider the Roth conversion now.
