I keep seeing different things about EMD…I know Rick in the course says should be between $250-500 but then from other sources I’m seeing 1-5% of the sale. How do I know what amount to put down? And what if I can’t afford to put the EMD down myself? 😏 Very confused on this!

Has anyone here gotten a deal through a realtor? I have a probate lead that I thought was going to cross the finish line but the lady’s sister I have been talking to stepped in and got a realtor. The lady I was talking to gave me the realtor’s contact info and said feel free to contact him. Would things get a lot more complicated if I went through the realtor? Any advice is appreciated!!
