Finding Buyers
So from negotiating I realized I have no problem negotiating but finding cash buyers honestly is a bit of a struggle. I come across alot of people who want to daisy chain and pose as a buyer which I can sniff out through right questions. Anyone have any tips or suggestions. In the Georgia area honestly feel like should be easier I might be overthinking.

1.)Check on Redfin and Zillow for properties that look rehabbed. Those are your buyers 2.) Call your Title company and see whose buying properties to flip. Also, if anyone has just sold a flip and is looking for another project. 3.) Network with hard money lenders and ask if they know anyone looking for their next project. 4.) Go to your local foreclosure auction and see who's bidding and buying properties. Those people are typically your buyers. 5.) Bonus - Once you've contacted a buyer, ask what type of properties and zip codes/areas they like to buy and their price points before looking for properties to work. It will help you when making offers with sellers

Lately I’ve been seeing people trying to join this Skool community who apparently are either non-U.S. Citizens or who are just living outside of the U.S.A. at the moment. Do any of you think it would be helpful for us to organize a webinar or something to talk about how such people could set up their business of wholesaling U.S. real estate while living abroad? If you do, please tag yourself in the comments below, and put the city & state/province/region & country where you live as well. (Because there are some countries where it would be difficult if not impossible to try to do this business from, and we’d need to know that from the start.) If we can drum up enough interest, then I’ll schedule the Zoom meeting, update this post with the link, etc.

I think it's possible to do it overseas, but you would have extensive knowledge of an area or access to someone who knows if you don't.
