An Idea That Could Be Beneficial For Someone
So I have an idea, but may need funding for it. So in Tucson Arizona, on the corner of Golf Links and Craycroft, at the entrance to Davis Monthan Air Force Base, there is two businesses that have been closed down for a while right next to each other, one was a Circle K, the other one was a Sports Bar/Pub; my idea is purchasing them, knock old buildings down, and create a either a small little plaza for other businesses like clothing, barbershop, maybe a family owned restaurant or other stuff that would not only attract military but regular civilians. Thoughts? However, there are no for sale signs on either building...

@Dustin Boettcher That’s a strong traffic count and location. If you can get control of the properties at the right basis, the next step would be figuring out what use the market actually supports and then backing into the numbers. If you get to the point where you’re evaluating acquisition or redevelopment financing, happy to help you look at the capital side.

@Dustin Boettcher I like where you’re taking this, Dustin. The mixed-use/community angle makes a lot more sense than simply replacing one retail use with another, especially if you can create multiple reasons for people to come to the property throughout the day. Before spending too much on engineering, I’d probably get a preliminary read from the city on zoning, permitted uses, parking and what density they’d entertain. Once you know what’s realistically buildable, you can start backing into the economics and capital needed. Keep me posted as you work through it. Happy to be a resource on the financing side once the concept starts taking shape.

Criteria: - 100+ units - Target 10% cap rate - Value-add or stabilized - Midwest preferred, as I’d like to be involved on the operating side - Cash buyer If you have something that fits, including an off-market opportunity, please send it my way.

@Noemie Lapointe-Vanasse Absolutely! I’m based in San Diego, but I work nationwide. I’d be happy to connect this week — I’ll shoot you a quick DM and we can coordinate there.

@Maria MARTINEZ Espinoza Appreciate you reaching out. This thread was specific to something Noemie was working on, so I don’t want to hijack her post. Happy to connect separately though. Shoot me a DM and let me know what side of real estate you’re focused on and we can take it from there.

Jake, welcome! Disciplined underwriting is half the battle, especially with rentals. Curious what markets and deal sizes you’re targeting right now. I work on the financing side, so always happy to be a resource as you’re evaluating deals and figuring out what actually pencils.

@Alexander Kislitskiy This looks like a solid value-add opportunity, especially with the assumable debt already in place. Improving occupancy and NOI while preserving a 5.5% loan could create some meaningful upside here. Interested to see how the business plan plays out.
I have huge deals!!! Need capital partners.
Hello to everyone, I am new to this group , and fairly new to multi family real estate, I am in Reno nv and I have huge deals on my target list, only thing holding me back is capital and a solid team to go in on them with me. These are not average deals, these are 200+ doors per the first two deals each!!! I can't close these by myself . One of these deals is already flowing cash!!!

@Daniel Bolton Daniel, 200+ units definitely gets interesting. If you’re still working through either opportunity and need help on the debt side, I place larger multifamily financing nationally and would be happy to take a look at the capital stack.
