curious how the fee structure breaks down for the 23 who are in - flat management fee, percentage of the deal, or a split on the cashflow once it's stabilized? seems like the kind of arrangement where the incentive alignment between you sourcing/buying and them holding matters a lot for how well it actually works long term.

renovation budget nearly 3.5x the purchase price on this one is a big number relative to the buy - what's driving that, structural/systems work or mostly cosmetic at a high finish level? at $59K rehab plus $17.5K purchase you're all-in around $76.5K against a $110K ARV, which is still workable but leaves less cushion than the headline price drop makes it look like at first glance.

@Alex Vislosky and @Antonio George When building out your deal pipeline, what % of your locked up contracts were successfully dispo’d? Has this number changed since yall started out?

the seller-data quality point is real but id add the buyer side matters just as much for dispo rate. a lot of people track their buyers list by count, not by whats actually closed with them before. i started weighting my list by proof-of-funds + past closes and my dispo rate went up more from that than from tightening the MAO

2.5 days from contract to done deal is wild for that volume. genuinely curious what the bottleneck role was before you systematized it, usually it's either acquisitions or the underwriting handoff that gums things up first

underestimating rehab costs honestly, had a couple deals go 20-30% over budget once we opened up walls and found stuff that wasn't in the original scope. that gap between paper returns and actual returns is what keeps me conservative on my ARV numbers now
