Asset-Based Lending 💰
Huge shoutout to @Daniel Herskowitz from Wisdom Capital for coming through and putting us on game today! ⛹ We covered everything from how asset-based lending actually works, to what you really need to get approved (and what you don't), to how investors are closing deals in days using 90% purchase + 100% rehab funding. If you've ever lost a deal because you couldn't get it funded in time — this one hits different. No W-2 required. No perfect credit needed. Just a solid deal. 🕵 For more info contact: @Daniel Herskowitz 516-479-4561 Daniel@wisdomcapitalusa.com 🌐 www.wisdomcapitalusa.com

Why the FEMA Flood Zone Map Matters to Investors
For investors, whether in residential, commercial real estate, or land development the FEMA Flood Zone Map is a critical due diligence tool because it directly affects risk, cost, compliance, and value. The FEMA flood zone map is essential because it quantifies flood risk, dictates insurance and lending rules, shapes construction costs, and affects long-term value. For investors, it’s a non-negotiable part of pre-investment analysis to protect capital and maximize returns.

@Imane Bournine - do you kno if flood zones can change over the years? For example can a home not be in a flood zone in the year 2020, but by the year 2026, it's now in a flood zone due to the zone changing? Hope that makes sense

@Imane Bournine Thanks for confirming that, @Luis Guerrero was telling me about it not too long ago!
Life Insurance Pt. 3 🧑‍🧑‍🧒‍🧒
Huge shoutout to @Erica Pearce and @Kevin Dembroe for coming back and delivering another fire session for the community! 🔥 We went deep on everything from clearing up common misconceptions to breaking down the different types of coverage, how the application process actually works, and the added benefits most people never even knew existed. If you're an investor and you're sleeping on life insurance - this one was definitely an eye opener. If you missed Parts 1 & 2, go back and start there. This series keeps building on itself! For more info contact: @Erica Pearce (845) 746-8569 erica.pearce@transamerica.com or @Kevin Dembroe (201) 832-5391 kevin.dembroe@transamerica.com P.S. - shout out Jerome Powell (that ones for you Kev)

New to the group…Clouded title???
Hi everyone I’m new to the group, looking forward to getting connected with you all. There’s an amazing deal I’m ready to move on but it has a clouded title issue…does anyone here have experience with this, if so would you be open to a quick phone call?

yes i know about clouding the title, its common practice. In short, its a public notice recorded by the individual who has interest in a subject property that eliminates the option of someone closing on the deal without their knowing - make sense? typically they'll (them or their title company) record an instrument called a Notice of Settlement (NOS) or a memorandum. Feel free to call me for more specifics.
