Vacant Property V Tenanted?
If you had the funds to purchase a vacant commercial property for $2–3 million, would you take that path, secure a tenant, create the uplift and then refinance? Or would you instead use a lease-doc loan to purchase a $5–6 million property from the start, accepting there’s less potential for uplift?

I'm betting on myself to buy the vacant property, renovate, and market. Asymmetric bets are my investing thesis. Higher risk for sure, but the upside is just as big. Pull money back out and repeat.
