What's common in the industry for Realtor compensation? I've heard as high as 10% for land. As land investors, what do you look for when picking a realtor to work with to sell your land? What would you say makes the difference between a higher-quality land realtor vs any other realtor who happens to list land here and there?

For those of you who have built their systems around SMS. What are some mistakes that you wish you avoided or knew about before starting? Roadblocks that might've cost you money or even a potential deal? I finally have Stride and my texting platform set up. Just waiting the 10DLC approval and A2P to be finalized. I'm looking to hit the ground running and will probably start my texting volume you a bit lower to get the hang of it before ramping things up. I'd like to get a head of as many potential mistakes as possible.

Not sure where we should put suggestions, but it'd be great if there were a Discord server, WhatsApp Chat, or something similar for the LandMan community. I know this Skool also serves as a thread for discussions, but something built for live conversations for people to chime in on and answer questions would be nice. There seems to be a lot of knowledge amongst the members here, and it'd be nice if we had a place designed specifically to chat, ask questions, and hop on calls with one another.
