How would you value a MHP with 12 TOH and 18 vacant spaces? CAP rate for just the 12? Would you give anything for the vacant spaces?

I purchased a building in a 100 year flood zone and it flooded within the first eight months of ownership. (It has not flooded again, and that was 18 years ago) I would say that timing is everything in a flood zone like this.

No, just had to purchase a useless flood insurance policy until it was paid off.
