Does anybody have any sources for finding possible buyers that they wouldn’t mind sharing?

Good evening my name is Aundre and I'm brand new to this industry, after completing the free course, I believe the best approach for me is matchmaking simply because I don't have reserved funds to purchase none of the other courses, let alone a note 😄😄😄😄 I put the B in broke! However, what would be the best course of action to take from this standpoint? All advice is welcomed, thanks in advance.

I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?
