Hey guys!! I’m happy to say that after 25 days on the market the property we bought together with my student Julio just got under contract for $37,500. We bought it together for only $16,000. We paid $200 for a drone guy, $200 for a big sign and $300 to flat list it on the market. Closing costs around $1000. All in for $17,700. Now under contract with a buyer covering closing costs for $37,500 in 25 days. We have to pay 3% to the buyer agent commission = 3% of $37,500 is $1125. So $37,500(sales price) - $17,700 (acquisition cost) - $1125 (realtors fees) = $18,675 NET PROFIT. From a $17,700 investment. That’s a ROI of 105% in less than a month. Each are gonna make $9337 in profit. Julio acquired this $18,675 profit deal in his 4th week texting from his home, have never seen this piece of land and everything done completely ONLINE!! Most investors talk themselves out of deals before they even make an offer. “I can’t offer that… they paid way more for it.” You’re not negotiating with what they paid. You’re negotiating with where they are TODAY. People’s situations change—fast. Job loss. Divorce. Inherited property they don’t want. Tax issues. Burned out landlords. Bad neighbors. Zero time. Zero interest. That number you see from 5, 10, 20 years ago? It means nothing if their current goal is simple: get out. I’ve bought plenty of properties under what the seller paid. Not because I’m slick… But because I actually made the offer. Most investors disqualify deals based on assumptions. Operators make offers based on reality. Stop underwriting their past. Start solving their present. Make the offer.
