One of the biggest beginner mistakes I see isn’t contracts… It’s using the wrong title company. Not all title companies are wholesale-friendly — and some will quietly kill your deal without you realizing it. A wholesale-friendly title company: ✔ Allows assignments ✔ Understands double closings ✔ Works with JV agreements ✔ Knows investor language ✔ Doesn’t panic over wholesale fees Always call first and ask ONE question: “Do you work with wholesale transactions involving assignments or double closings?” If they hesitate — that’s your sign 🚩 National brands like Stewart, First American, Old Republic, and Fidelity can work — but local investor-focused offices are usually the best. 👉🏽 Your title company is part of your team. Choose wisely.

Being that I just went through a recent probate case at the Stanley Mosk courthouse in Los Angeles with my own family unto which I was part of the inheritance of my great-great uncles estate, let's break down basically what a wholesaler's role is in the probate process. At its core, probate deals come from families who’ve inherited property and often don’t want the headache of repairs, holding costs, or managing an asset they didn’t plan for. That’s where wholesalers can actually provide value — not pressure. What makes probate different: Motivation is often situational, not financial Timelines matter (courts, attorneys, heirs) Empathy and patience close more deals than speed In today’s market, probate sellers are more open to creative solutions because: ✔ Carrying costs are higher ✔ Buyers are more selective ✔ Families want clean exits, not long listings The wholesalers winning in probate right now are the ones who: Follow up respectfully Understand the process (executor vs heirs) Work closely with title and probate attorneys Price deals realistically for today’s buyers Probate isn’t about rushing — it’s about positioning yourself as the problem solver when the time is right.
