Travel to STR material participation
Hi! I’ve read that travel to your STR is a countable towards your material participation. We are purchasing in Florida and our travel would be 11 hours each way driving or we have direct flights. Would this travel time count towards material participation?

I've always said count it but don't rely on it. I've seen it allowed and also disallowed. We haven't really gotten enough guidance to give a definitive answer yet
Tax Refund
Hi everyone, I’m hoping to get some guidance in the group regarding a significant IRS refund delay. I filed my tax return on time by April 15 and am expecting a 6 figure federal refund. My IRS online account indicates that the return has been received and reviewed, but the refund has now been processing for approximately 4 months with no meaningful update. After reviewing my IRS Account Transcript, I noticed Transaction Code 810 – “Refund Freeze.” From what I understand, this means the IRS has placed a hold on issuing the refund while something on the return is being reviewed. I have tried repeatedly to contact the IRS using the customer service number and extension provided through my IRS account. I’ve called on multiple days and at different times, but every attempt ends with the automated message that, due to unusually high call volume, they are unable to take my call and I should try again later. At this point, I have waited patiently for over 4 months and am becoming increasingly concerned, particularly given the size of the refund. For anyone who has dealt with a Code 810 refund freeze, I would really appreciate your advice: - Is there a better way to reach the appropriate IRS department or get this escalated? - At what point would you recommend involving the Taxpayer Advocate Service? - Is there anything I can do to determine why the 810 freeze was placed and what is needed to have it released? - Are there any other escalation channels I should consider given the amount involved and the length of the delay? Would especially appreciate insights into this situation from @Ryan Bakke, CPA @Kevin Medina, CPA, MBA @Mason Kimball, CPA who have successfully handled a similar situation for a client. Thank you!

Yes this is common, I wouldn't be too concerned. Doesn't hurt to get TAS involved as well though. I've also heard of people having a lot of success reaching out to their federal elected representatives Keep in mind you're also collecting interest at a pretty decent rate while you're waiting though. I think it's currently around 7%

@Sheila McCormick that would be the first time I've seen that. They are usually pretty good about issuing the interest when there's a holdup since they're required to do so by law. Are you sure a check wasn't mailed to an incorrect address or funds weren't direct deposited without you realizing? I'd check your online IRS account (which everyone should have if you haven't already signed up). You want to pull your account transcript for the applicable tax year and see the activity on that. You can also upload to your portal and I'm happy to take a look
Late November closing - Cost Seg
Hello! Is late November closing considered too late to get a cost seg stud done and meet all the requirements?

@Kathy Ting just need the cost seg report prior to filling your tax return which is due 10/15/27 with extensions. Keep in mind the processing time for your cost seg provider and your tax preparer though
Cost Seg for Manufactured Home?
Hello, I'm a new member and happy to be here. I was wondering if the Cost Segregation report can be done for the two Manufactured homes I purchased this year and using as STRs? Not sure what the rules are and if it only applies to Single Family Homes. Thanks!

Yes applies to all dwelling units. If they are not permanently affixed to a foundation it's possible it's actually even more advantageous than a single family home
Time spent during deal negotiation
Does the time spent talking to realtor, lender and others count during negotiation after sending an offer to the seller?

If the offer is signed and contingent, yes
