Honored to be awarded the most enthusiasistic award at Flex Space Connect. Many of you may know my personal story. I have a younger brother with Down Syndrome. I try and remind myself daily that if he can smile every day, so can I. This ones for Francis who is the most popular person in Franklin County, Massachusetts. So cool to see everyone from Basecamp at the event! Appreciate you all. Looking forward to building this incredible community with all of you.

Tyler Prime of Prime Tuvel & Miceli has spent his career negotiating 7-figure land deals and 8-figure GC contracts. He knows where the language hides the risk. Most of us sign these on a 5 to 10 million dollar project and hope the contractor is as good as their pitch. One bad clause can turn a small mistake into a large bill. Tyler will walk through the red flags to look for before you sign, and where to push back. If you’re building small bay or flex, bring your questions. This is the call to ask them.

Have you had at least one conversation that changed how you looked at a deal? Met someone you wouldn't have otherwise? Gotten one piece of advice that helped you avoid an expensive mistake? If you've gotten something out of this community, I'm asking for a quick favor. Please Tell Somebody. Take a minute today and share Basecamp on LinkedIn or wherever you connect with people in Small Bay. Tell them what you've gotten out of it and include the link to the group: https://www.skool.com/small-bay-basecamp/about Doesn't need to be polished. Just your experience. Will and I care a lot about what we're building here. And every person you bring into this community has experience that could help someone else. You probably know someone who belongs in this room. Help them find us.

Completed phase 1 at our McKinney project last week. Fully leased phase 1 and phase 2. Pouring phase 2 concrete in two weeks. This is our medium-higher grade flex. Not retail but not economy. Fully welded engineered metal buildings. @Scott Berni
