LEARNin San Diego LIVE is now on a mission to find and feature Subject Market EDUCATORs from all of the 32 cities in San Diego! This Friday's featured voice is @Noemi Flores of Compass, who will be breaking down what’s really happening in North Park, from buyer demand and investment activity to lifestyle trends and neighborhood growth. But this show belongs to more than one voice. Buyers in 2026 are making decisions based on convenience, walkability, and long-term lifestyle sustainability. North Park offers direct access to Downtown San Diego, Balboa Park, major freeways, and public transit corridors. The University Avenue corridor continues to anchor the area with restaurants, coffee shops, and retail that attract young professionals and dual-income households. With affordability pressures still present across the county, many buyers are choosing smaller homes or condos in stronger locations rather than larger properties in outer regions. That shift keeps North Park highly competitive for both owner-occupants and rental investors. Market Trends should address the stabilization we are seeing across San Diego while acknowledging that Central neighborhoods remain resilient. Inventory remains tight in North Park compared to demand. Well-priced properties continue to move efficiently, especially condos and entry-level single-family homes. Buyers are more payment-sensitive due to interest rates, but serious buyers are still active. Investors are focusing on small multifamily, ADU potential, and value-add renovation opportunities rather than speculative appreciation. The market is more disciplined, but not stagnant.

Property Lien
@Michelle Adams Good morning, Hope your day is off to a great start! I have an issue in Texas that I’m dealing with….Im an heir to a small estate of about 25 acres….one of the other heirs had a manufactured home on the property using less than an acre. They let the house go back and some way the mortgage company has placed a lien on the entire estate. I spoke with them explaining that it was heir property and asked if they did a title search and that a manufactured home was personal property, not real estate…. Needless to say they hung up on me after that and I haven’t been able to get in contact with them, but I had no idea it happened years ago and I don’t want it to hit the 10 year mark. Is there any advice you can offer from a Title perspective because I feel like something was terribly wrong here.(maybe even fraud) I’m in the process of hiring an attorney, but wanted to see if you had some insight.

@Ruben Austria @Emerson Pacete @Johana Austria and this entire crew….to those I know and to those I don’t….this is such an amazing platform to be apart of….when I was first introduced to it a few years back,(3 to be exact) I knew then that it was something special…to see where it’s at now is truly amazing….if I’m being honest, I thought it was 5 to 10 yrs ahead of its time then….I stayed involved patiently waiting just in case there was a chance to see it eventually come online and have a system in place sooner than I expected…..now that it’s here, there’s no doubt that what I saw was a game changer and my thoughts were 100% correct!! .Over the years, I’ve invested quite a bit in my overall development…. believe me when I tell you that I’ve never had the feeling that I’m having now about my growth and reach potential. Team…WE WILL OWN OUR MARKETS if we continue to press forward with what’s being built here!! Think early Microsoft, Google and Books(Amazon)…..YES….those are not typos, that’s where we’re at!! 💯😎
