Guys, we need to talk about something that's costing wholesalers real money and it's completely avoidable. I spent over 10 years building and running Wholesale Real Estate on Facebook, a group that grew past 220k members before Facebook disabled it (still fighting to get that back, long story). In all that time on group calls, in DMs, and in JV conversations with members, I saw the same mistake over and over: people posting property addresses publicly before the deal was locked down. Here's what happens. You post an address to get eyes on your deal, and within hours that seller is getting a flood of calls and texts from randoms trying to jump your contract. I was on a call recently with someone in this exact situation, they thought they were JV partnering with a fellow wholesaler, and instead their deal and assignment fee got stolen out from under them. A few things that will save you from this: Get a Memorandum of Contract recorded before you do anything public. If you don't know what that is, look it up before your next deal, it's one of the most underused protections in this business. And if you use one, pull it once your contract with the seller expires. Leaving it recorded past that point isn't protecting your deal, it's just being inconsiderate to the seller. Don't give out the address until the buyer side has agreed to some form of confidentiality. Vet who you're sending it to. This industry has enough regulation pressure on it already from people locking up contracts without understanding what they're doing. Let's not add "getting your own deals stolen" to the list of unforced errors. There's enough deal flow out there for everyone in this group to eat. Protect your contracts, be straight with sellers, and treat other wholesalers the way you'd want to be treated. Reputation in this industry travels far, and it lasts.
