Got back on the phones again after sometime away from it. As I rebuild my processes, I am really hopeful that my new processes will help me keep my foot on the gas as the new year approaches. There is still a few measures that I need to take in-order to get both sides (Acquisition and Dispo) working together smoothly.

- Tools
As I combine the tools I have currently using with the power of a CRM, I am excited for 2026. Integrating with the CRM is my last frontier. When the motivation dies down, when the hype dies down, the system that you build will be what enables results.

I had a call today. I feel like it was one of the best calls I have had in the last year. I used every tool in the toolbox to walk through the conversation with the a co-owner of a property in my market. Over came some negatives, and just had a conversation. In that conversation I was able to present an anchor price around 45% ARV. The Property will sale around 320k. I was able to anchor around 150k in a hypothetical scenario that may or may not be relevant to their situation. It was so good to be able to get an anchor price out.
