Let's Settle This Debate! DTA vs DTS?
There are two ways to get deals done, and I'm going to tell you exactly how both work. No sugar coating. No fluff.
First Path: Working Through Agents (DTA) Think of agents like the middleman at your school's trading card shop. They've got all the cards on display, price tags ready. That's what we call Direct-to-Agent deals.
Here's what makes them work:
  • Every single house is right there on your phone
  • These sellers are DESPERATE to get rid of their property
  • The longer it sits there, the cheaper it gets
  • Agents are HUNGRY to make deals happen
But here's the raw truth about DTA that nobody tells you:
  • Agents jack up the prices
  • Everyone and their mother is trying to buy these houses
  • You've got to put up more cash upfront
  • Deals move SLOW because agents love their paperwork
Second Path: Going Straight to Homeowners (DTS) This is like finding that rare trading card before it ever hits the shop. You're talking straight to the owner. No middleman. No BS.
Here's the power:
  • You make WAY more money
  • You control the entire conversation
  • You barely need any money to start the deal
But let me hit you with the reality:
  • These deals are harder to find
  • It costs more money to hunt them down
  • You need to be TOUGH at negotiating
Now listen closely, because this is the most important part: Winners stick to one strategy until they've MASTERED IT.
