The 7 Blueprint Traps That Cause Contractors to Underbid
Most contractors think underbidding happens in the calculator. But in reality, it happens in the blueprint review. Trap #1 — Fire Rated Assemblies Many contractors miss this. A wall that looks normal may require: • double drywall • fire tape • insulation • special studs A 1-hour or 2-hour wall changes labor completely. If you price it like a standard wall: You lose money. --------------- Trap #2 — Shaft Walls This is huge in commercial jobs. Elevator shafts Mechanical shafts Stairwells These require: • shaft-liner systems • special studs • different install methods They take way longer than normal framing. ------------------------------ Trap #3 — Soffits and Bulkheads Most soffits are buried in ceiling plans or details. Contractors often miss them. But soffits require: • framing • drywall • corners • finishing These eat labor fast. ------------------------------------------- Trap #4 — Ceiling Height Changes The floor plan might show one thing… But the reflected ceiling plan shows: • drops • transitions • sloped ceilings Every change in height increases complexity. --------------------------------------- Trap #5 — Door & Frame Reinforcement Doors aren't just openings. They often require: • heavier gauge studs • backing • ADA requirements • hardware support Large commercial door frames add time. Trap #6 — Specialty Walls Blueprint legends may include: • sound walls • lead lined walls • impact board • abuse board These materials: ✔ cost more✔ install slower If you miss that note in the legend, you underbid. --------------------------------- Trap #7 — Hidden Backing Requirements Backing is often listed in notes or detail sheets. For example: • TVs • cabinets • handrails • equipment Backing means: extra studs extra plywood=extra labor And it’s rarely obvious on the floor plan. The best bidders don’t guess numbers. They eliminate surprises.
