Property to buy and live in whilst renovating

Hello everyone,

Question -

If you were buying this property as a cash buyer to live in while renovating it, what offer would you make, and why?

The guide price is £170,000–£180,000. The previous buyer pulled out because they felt there was too much work to do.

I’ve just been to look and there could be possible light electrics to update and theres a door and window that needs replacing because there is damp around the window where the lady did not have a Window put in that she can open so there’s been no ventilation through that window.
