Most veterans buy one house with their VA benefit. That's leaving massive money on the table. The move nobody talks about: 1) Buy a 2–4 unit property with your VA loan 2) Live in one unit — it qualifies as owner-occupied 3) Rent the other units to cover your mortgage 4) $0 down. Zero PMI. Government-backed deal. 5) After a year, you can do it again. The tenants pay your mortgage while you build equity in a property you bought with nothing down. You don't need a duplex trust fund.
