- Get at least one Property Per Week in Contract Using The MLS Buying Machine system with a Return on Repair Costs of greater than 125% up to 150%, with a minimum profit of $40,000 per deal
Example 1- A house with an After Repair Value of $340,000 and Repair Costs of $30,000 at a 120% ROIC, will need a projected profit of $36,000, but in this case since the minimum is $40,000 the margin needs to be $40,000.
Example 2- A house with an After Repair Value of $600,000 and Repair Costs of $60,000 at a 140% ROIC, will need a projected profit of $84,000.
The reason why I now use ROIC is because my risk increases as I take on the bigger projects. Hold times can go up, the market can decline in real dollar terms so I want to be compensated for that risk in my flipping business.
