This home is a 2 bed 2 bath home about 1100 sqft
Roof, AC, and WH were original to the home
We thought it needed every bit of $43k in work
Put together an offer for $174,800 CASH
Close in 21 days
prob wholesale it for $10,000
ARV (after repair Value) $260,000 - $270,000
End buyer will make $32,000
Now How did I get this deal?
I sent a letter to people who inherited a property.
That is the Probate list.
They called me and I took down the Address.
I asked the following:
- How many Bed/Baths?
- How old is the Roof?
- How old is the AC?
- How old is the Water heater?
- What kind of updating does it need?
- What else could yo tell me about this prop?
- When can we see it?
This home the person inheriting the home said they had a few letters from a few wholesalers and we went to their open house?
We ran the numbers and made the offer.
