When a buyer falls in love with a home and wants to make an offer but has not had a conversation with a lender...someone did not do their job.
Shame on their Realtor for not asking these three questions early in the home shopping process:
1️⃣ When you find the perfect home, do you plan to pay cash or apply for a loan?
2️⃣ Have you started the loan qualification process yet?
3️⃣ Do you have a lender you want to work with, or would you like me to provide a few referrals?
One of the worst things that can happen when you are working with buyers (it happened to me many years ago) is for your buyer to fall in love with a home, and while they are trying to connect with a lender to get pre-qualified, the home goes under contract to someone else.
Ask these critical questions early in the process.
They will reveal how serious your buyer is about making an offer.
