An offer a day keeps the gurus away. Antonio and I lived by that line our first six months in the game. Still the truest thing I know about this business.
When you're new, every realtor and wholesaler you speak to can makesa 75% BRRRR deal sound impossible to find. It's not impossible. You just haven't seen the numbers yet.
So here they are.
It takes about 55 warm leads to land one deal under contract. Figure one offer per warm lead. So roughly 55 offers gets you one contract.
And early on? 2 in 3 contracts actually closes for most new investors...
Now run it all the way out.
So worst case scenario it might take needs three contracts. Three contracts is 110 offers. 110 offers at one a day is nearly four months.
That's the part nobody shows you.
So if you've got no portfolio and you're frustrated you can't find deals, here's the honest answer. You're not making enough offers. That's the whole problem. Not the market. Not the realtors. The activity.
Almost every piece of advice I give a new investor comes back to one question.
How are you going to put out more offers?
More leads feed more offers. More offers feed more contracts. More contracts feed more closings. Your offers per day is directly tied to how many BRRRR deals you close this year, which is directly tied to how fast you scale. It's not complicated. It's just math most people never do.
