Turning SFH rentals to MF w/MFS!

Hi all, Inspired and feeling empowered to move away from SFH to MF because of this mentorship program. 1st deal review: Montana. 12 units with +1 being a heated storage facility on site.

Goal is to 1031 a townhome in Colorado for a MF. But don't want a contigency in the buy-side so am investigating options from the learnings here to buy with partners / creativve financing. Osgood GPT has been marvelous in helping me think through some options for deal structure - can't wait to get your opinions in order to make something REAL happen in January 2026!
